Mayan maintenance fees
I am in the process of purchasing a resale Mayan Palace timeshare. They are saying that the fees can go up 6% per year. And have jumped from $569.00 to $603.00 just this year. If this is so at the end of my contract I will be paying over $2000.00 a year maintenance fees not including the every five year double one for renovation. Can anyone tell me if they do have these increases regularly or any more about this. I called Mayan and they are not getting it!! |

I would be very carefull when dealing with the MP. The resorts are huge and one of the best out there but you will pay dearly for it. They have also in the past done alot of trickery in the sales dept. I love there resorts I just don't trust them. Also every 5 years you hae to pay an additinal year of MF's for upkeep, So in other words you will be paying 6 MF's in 5 years. |

I would advise against buying unless you have definite plans to use it every year. Mayan Palace's are pretty easy to trade into and their trade power is not the greatest. Owning in a foreign country presents additional problems such as currency exchange, litigation difficulties and currency valuation. All Mexican timeshares are RTU's, so you only will own it for a limited time. The Mayan Palace group is not one known for high ethical standards. |

I know they sell around for less but the Mayan charges a 10% transfer fee when they are sold. So, the seller wants the buyer to pay for these and most of those timeshares originally sold for $17000. and up....so thats quite a chuck of money. This seller agreed to pay $1300. of this transfer fee so we thought maybe a deal but now am wondering after hearing about this 6% per year maintenance fee increase. If thats so, our maintenance fees will be over $2000.00 per year in 20 years! Ouch!! Not to mention that double one every five years too! I'm worried now. I wonder what would happen if I didn't go through with the deal? I put a $350.00 deposit down when we signed the contract and now the rest is due. Hmm??? |
